San Antonio (Bexar County) — A Houston development company is planning to construct the first phase of a retail shopping center, to be located near Loop 1604 and Marbach Road on the far West Side.
Civil engineers working on behalf of the landowner/developer submitted a new plat on April 2 to the city’s Development Services Department.
The replat proposes dividing a 4.37-acre tract of undeveloped land into three individual lots. The project site is part of 18.5 acres that The Milestone Companies acquired in 2011 for future development.
The section to be developed now is at the southwest corner of Emory Peak Road and the Loop 1604 frontage road. The location is adjacent to the main entrance to Laurel Mountain Ranch, a large single family residential subdivision that has no nearby retail center.
The status of the proposed plat is under review by Development Services, Bexar County, and the utility companies.
In addition, on Tuesday (April 14) the architect informed the state of Texas that the scope of work is for 12,191 square feet of shell construction only of unoccupied space. The shell structure will be made of steel, stone, EIFS, stucco and CMU.
The designer, Dallenbach|Cole Architecture of San Antonio, filed a report that estimated to project cost at $1,260,000. The designer estimated construction could begin by June 9. If so, the construction phase would take about nine months and be completed by March 9, 2021. Dallenbach|Cole claims to specialize in the design of self-storage facilities.
Milestone builds and manages shopping centers, office buildings and self-storage facilities. They have been marketing the land at Emory Peak and 1604 as “1604 Commercial.”
The project name is Emory Peak Retail Center. The civil engineer is Pape-Dawson Engineers Inc.
